A drum or belt machine across the field with an edger at the perimeter, working through the grits so no scratch pattern is left for the finish to highlight.
Corner and detail sanding
Corners, closets and stair-adjacent areas worked by hand or with a detail sander so the perimeter matches the field rather than staying dull.
Staple, nail and tack strip damage repair
Holes filled with matched filler and sanded flush, and the tack strip line along the walls repaired or covered by the new base.

How a Refinish Runs
- Step 1
Assess and sample
We look at the floor, measure the remaining wear layer, and identify boards needing replacement. Then we sand a test area and put your candidate stains on your own wood, because a stain chip from a showroom tells you almost nothing about how it will look on ninety-year-old oak under your windows.
- Step 2
Repairs and sanding
Damaged boards are woven in first so they sand with everything else. Then the floor is taken through the grit sequence, field and edges, with the dust extracted as we go. A typical main level sands in one to two days.
- Step 3
Stain, finish and cure
Stain goes on and is allowed to dry, then finish coats with abrasion between them. You will need to stay off the floor during the cure and keep furniture off longer — commonly a couple of days to walk on and up to a week or two before rugs go back down, depending on the finish. We give you the exact timeline for your product before we start.
